            • establish estimating and cost control systems and procedures
            • prepare schematic budget estimates
            • prepare preliminary budget estimates
            • prepare design development estimates
            • prepare final budget estimates
            • provide value engineering suggestions
            • provide cost to benefit analysis
            • revise budget estimates to reflect design alternatives
            • provide budgeting plans for individual homeowners

Preconstruction Planning & Scheduling

            • prepare and maintain schedules for the design and engineering phase
            • prepare and maintain schedules for preconstruction activities
            • prepare and maintain schedules for construction activities on each
              site
            • prepare and maintain schedules for Owner's representatives'
              milestone dates
            • relate schedules to cash flow requirements
            • communicate scheduling impacts as each phase progresses

Preconstruction Purchasing

            • review and develop subcontract scopes of work
            • finalize project quantities and costs
            • select and communicate with potential subcontractors and vendors

Provide Project Reporting & Documentation

            • maintain records of all communications
            • provide job cost to budget comparison
            • provide cost control and invoice review
            • provide project closeout services
            • provide quality control services

Coordination and Communications

            • maintain and encourage Owner/Architect interaction
            • coordinate Owner-provided services
