OVERVIEW

Substantial alternation of an existing 1925 49-unit affordable housing unreinforced masonry building funded in part by City of Seattle’s Office of Housing and FEMA.

Exterior Work included new vinyl windows, new insulated membrane roof, parapet bracing, and repointing existing brick façade.

Seismic work included new wall anchorage at all elevations; nailing of floor diaphragms to existing blocking and joists; adding new sheathing at roof; addition of rosettes and hardware.

Interior work included interior renovation throughout each unit including common area hallways.

Upgrade to fire sprinkler and alarm systems. New appliances and finishes at each unit. New domestic hot water heaters and boilers replaced.

Change order work included full plumbing re-pipe including replacement of plumbing drain/waste/vent; electrical re-wire throughout the building with upgraded 400amp service; new GWB throughout entire building.
