Project Description:

Rehabilitation and hotel conversion of an existing R-1 hotel to R-2 multifamily apartments for Permanent Supportive Housing. Convert (90) existing hotel rooms, or “sleeping units,” into IBC code compliant “efficiency dwelling units,” (EDU’s.) Of primary importance will be to add new, small kitchens (kitchenettes) to the units with a kitchen sink, cooktop appliance, range hood, and refrigerator, and each unit having the minimum dimensional space requirements, and light and ventilation conforming to building code. Units will also receive new, individual unit electrical panels with new circuits to the units as well as plumbing upgrades to install the new kitchen sinks. New offices will also be created for LIHI staff in the former pool room area. New common laundry rooms also to be provided. Site work to include a new, fenced synthetic turf dog run area, new sewer catch basin, trash enclosure, and new sewer trench and piping from the trash area location to city sewer system in the street ROW, and accessible sidewalk, driveway, and ROW improvements.

  • Mechanical and Electrical subcontractors have already been selected.
  • Washington State Residential Prevailing Wages apply.

The Gravelly Lake Commons apartment buildings, which will entail the demolition of two single family homes and the construction of two wood framed walk-up buildings with a total of 26 units. The unit breakdown consists of 16 two-bedroom and 10 three-bedroom units. The project will also include 36 parking spaces, a communal laundry room, general site work, and landscaping. The project will be 48,472 square feet and located at 5516-5520 Fairlawn Dr SW Lakewood, WA 98499.

Washington State Residential and Davis Bacon Prevailing Wages apply. Subcontractor shall pay the higher of the two.
