Project Description:

IACS purchased a ~23,000 sq ft building in 2022, of which 13,239 sq ft is leased to a restaurant. The remaining 9,921sq ft will be renovated into an all-inclusive community center hub, which will be Phase 1 of the overall project. Phase 2 will include adding a second story and will be completed at a later time. This RFP is only for Phase 1 of the project.
 
The project entails the major renovation and tenant improvements of the 9,921 sq ft of the existing building. This will be renovations to convert the building’s previous use as retail space into a community center that fits the needs of IACS and achieve LEED v4 for ID+C: New Construction.
 
The Phase 1 tenant improvements include adding a kitchen, wellness studio, classrooms, common gathering space, and restrooms, complete structural upgrades, including structural improvement in anticipation of a future Phase 2, and new utility connections and upsized electrical service. It will include new HVAC, adding interior walls, surface parking lot upgrades, AV system installation, security system, new paint, lighting, flooring, equipment, and upgrading restrooms.

Project Description:

The mission of the Snoqualmie Valley Food Bank (SVFB) is to provide food and key resources to help our neighbors and community thrive. SVFB is a longtime community resource that annually addresses food insecurity for 1072 households, representing 3,449 unique clients. The Snoqualmie Valley Food Bank is building a much needed new home and has purchased an existing commercial building in North Bend that it will renovate to support a welcoming, dignified space for its clients, staff, volunteers and community. The renovations will not alter the building footprint, and will include staff offices, food warehouse space, and client shopping and waiting areas. While no LEED standard is required, the building is designed to be as sustainable as possible, and includes roof top solar, electric vehicle charging, and efficient heating and cooling.

The building has been awarded funding by multiple individual donors, public funders, and foundations to complete building improvements. Funding through the State of Washington requires
that prevailing wage be applied to all work completed on the renovation. The SVFB is committed to including Minority and Women Owned Businesses in the project.

Buchanan General Contracting is seeking an individual currently looking to expand their career to a project manager position that will give them more responsibility, professional growth and ownership of projects. This new hire will immediately take on full project management of upcoming projects ranging from $100,000 to $2,500,000 with our established affordable housing customers.

We are a tight knit supportive group. Our company focuses on renovation and new build work for providers of affordable housing and human services. Our projects range from $10,000 to $15,000,000. BGCC has been in business for over 40 years and is growing due to the demand from our clients. We are looking for a forward-thinking, personable, structured individual that takes initiative.

Candidate will need to be able to adapt to our working processes, speak up with questions, and be a team player. Communication is a key factor in the success of our company.

Project Manager’s responsibility will include:

  • As PM you will be responsible for writing and tracking all your RFI’s, COP’s, and Subcontracts through web-based construction management software.
  • Lead weekly OAC meetings including minute and agenda generation.
  • Work one on one with the Superintendents
  • Understanding Permitting processes, is a plus
  • Manages the overall project direction, completion and financial outcome.
  • Administers both the owner and subcontractor relationships for an assigned project.
  • Plan, organize, and manage construction projects from conception to completion
  • Prepare budget and cost estimates, along with work timetables
  • Responsible for any delays, emergencies and problems that can arise
  • Skilled at a variety of pre-construction work, such as planning, design and constructability review, value engineering, CPM scheduling, and conceptual estimating.
  • Ability to successfully estimate or validate and negotiate change order.

Qualifications:

Bachelor’s degree, Construction Management degree desired

Schedule:

We work 3 days a week in the office and 2 days from home or the field.

Job Type: Full-time

Pay: From $75,000.00 per year
